@Peter Pezzano there are deals in every market, you just have to find them. Take a look at the projects of housing forecasts from the various government agencies that study housing. The regional metropolitan planning agencies suggest this building boom will not meet the housing demand over the next 10 years. Do your homework, and buy right. 

It's all about the google voice with the app on your phone. You can text and call back from that number on your personal cell.
I don't think you mentioned how long it has been with no contact. If it were me, after a week I would send a certified letter to the sellers POA letting them know you stand ready to close in conformance with the contract. Nothing threatening. That way you know whether or not they received your letter and are ducking purposefully. After 2 weeks I'd have my lawyer send a stern warning that they could be held in breach of contract. That should get a response one way or the other.

@Chris S. Mary Collins at Century 21 is great. She is investor friendly. We have looked at places together and she has forbidden me from buying because it wasn't a good deal or had some issue that I thought I "might" be able to handle. She knows what she is doing and has been at this a long time. Few know Quincy better.

Sam LLoyd thank you for sharing your story. Most out of state investing posts I read are all roses and no thorns. ....and they are mostly From people who sell turnkeys. Helpful to get a story about the downside of it. After you got going with a good PM, why didn't the numbers work. Maintenance too high, rent expectations too high?
