Hey BP Fam, 

Just wanted to share with anyone considering a mentorship. I have been a member of 3 mentorships. I can say with 100% conviction that Subto is the best mentorship around. Hey BP Fam,

I don't know about everyone else but doing this on my own is tough and learning all the ins and outs is time consuming. I've been slowly learning real estate for 4 years and kicked it into high gear this year. I'm attending a four-day event in Phoenix next week and I've done a few fix and flips but now I'm working on wholesaling. Fix and flip is too risky, dealing with contractors sucks, and the juice isn't worth the squeeze, if you ask me. I want to build a team! I spend about 5k a month in marketing, but can do 10k if I can scale my business. I only cold call and SMS as of now. I feel so many people are trying to do this on their own and not realizing all of the big wholesalers have massive teams. For my team, I'm looking for a realtor who is actually going to provide MLS access (I'll pay the yearly dues), a few cold callers, disposition and acquisition specialists, and someone who can dance circles around Podio. If anyone is interested please DM me!! We don't have to do this alone, guys. If two heads are better than one imagine what can be done with more. Thanks and God bless!

@Joseph England Have you worked with and hard money lenders on these deals? Every time I fill out a loan application they say the numbers don't make sense and that there's no profit for me. I have sent my hard money lender inquiries about properties on the same street as some of your flips and I'm even low-balling the ARV but they are still trying to tell me there is no profit margin. Have you had this issue with lenders? If so, how did you solve this problem?
