Before I start out a direct mail campaign Is it profitable to wholesale in area that you don't live? or is it better to sell the leads for a flat rate? Any advice would be helpful

I love property management. Currently manage 24 units part time for a private investor and I am hoping to get my own unit hopefully very soon. I am looking for funding sources before I look.
Call me strange but I love managing property so I figure the next step is to own.

This maybe a stupid question but do any of you still use owner financing to fund accistions? If not is private money easy to come by? I know I can turn them fast but lack of funds hold me down.
