David Gatzsgeb with The Structures Group is a widely respected engineer who I've used multiple times. His number is (405) 760-7090. A TON of local investors use House Doctors due to their inexpensive prices. Their warranty should be the same as the bigger, more expensive companies. I've used them multiple times. They can easily be found by searching online. Hope this helps. Brian

Let me come at it from another angle. Most of my portfolio are lower end rentals ($30,000 and down). 1% is not sufficient to deal with the headaches that come with this caliber of tenants. I won't buy one unless it's 2.5% minimum. Anything around 3% is a home run. Granted, these returns only work on the lower end "work horses" and not the Edmond "show horses".

I don't know how your state contract reads, but in my state there is a finance contingency that states you can get out of the deal if the loan does not come through. Also, there should be a provision that would let you out of the contract if you find something you are uncomfortable with during the home inspection process and you cannot work it out with the seller.
