Typically, the lower the market segment, the easier it is to drive that number up. But, there's always a cost...wait for it...tenant issues. I have several in rougher areas that are 3% but they are management intensive. Nicer areas, like Rhett said, are going to be 1-1.5% but usually better tenants.

In addition to the above, Carpet Depot is used by many investors for all types of flooring. They have great prices. Metro Appliance (on Reno) has good priced appliances.

Depends where in the NW 10th/May area. Does it happen to be in Millers Blvd? Tudor style? That would make a big difference.

I have done this strategy and it worked out pretty well but there are downsides. College kids often don't get along and move around, particularly at a commuter school like UCO. Having said that, if you are BUYING IT RIGHT, and it's in Edmond, you will be just fine.

Rhett is right. Happens all the time. There would be no "assignment of contract" if a wholesaler couldn't advertise prior to closing. Don't sweat it. Market it (to me). Lol. Btw, if you assign it, there is no double close...just one closing.

Rhett is right, rent to owns/lease options  can go south on you from time to time. Having said that, I do these all the time. Yes, I've had bad experiences but the overwhelming majority of the time they work out well. There are definitely risks but there are things you can do to hedge those risks. In my experience, these are much easier to manage then regular rentals.

All good answers. 25 DOM and 1 showing, there's definitely a disconnect, and it's most likely the price. I'd be curious to know how many agents you interviewed before selecting your current one and how he/she compared to the others on what they thought they could sell it for. Also, what part of town is the house in? Nearly $100/SF...we talking Edmond? Norman?
