Need advice on investment property

I am a 19 year old college student from Edmond oklahoma and my father and I have been talking about investment properties for a while now. We've decided that were are going to buy a family home behind the college that I go to, so I can live in it and rent the other rooms to my friends. I have found a home that's in our ideal neighborhood and price range but the layout is not great for renting to a family. It's a four bedroom two and a half bath where all of the bed rooms are located upstairs. There is a bonus room in the downstairs of the house that could become a fifth bedroom with little renovations. Me dad and I are seeking advice on if the bigger pockets community this is a good investment or not. We understand that it will be a hard to sell as a exit strategy but our plan is to keep it as a rental to college students. In the case of having to sell as an exit strategy I believe the renovations could make up for the layout most of the house is still vintage 1970's. What do Yall think?
