My lease states that the water utility bill, while in my name due to city regulations, is their responsibility. I also collect a water deposit at lease signing ($200). It certainly has lessened the blow of unpaid balances after tenants were evicted.

I evicted a tenant yesterday who hadn't finished moving all his property out of the residence. Does his 15 days to retrieve property include weekend days? I planned to err on the side of caution and go with business days but that drags the process out another half a month!

@Pat L. Thanks for your input and for sharing your experience! While comical now, I'm sure it was not so comical at the time! Im just imagining that scene! Im really hoping this all goes through smoothly.

I am evicting a tenant in Florida and am the end of his 5-day reply period after having him served with an eviction summons. Tenant has a person (people?) staying with him. I see multiple cars parked at the residence overnight. Does anyone have an insight regarding this? Will the Sheriff remove everyone from the residence when delivering the Writ of Possession? I don't have a name to begin the eviction process on this person and I am eager to get a new tenant in place. Thank you for your time!
