If you get a portfolio loan for a package deal (8 properties for example) and a few years down the line you want to sell each property individually, is this typically feasible?

I'd like to hear about your experience with buying a single family home with a tenant already in place and currently managed by a property management company. I want to keep the tenant, enforce the rules in their current lease, and make the transition to me as the new owner as simple as possible. In this situation, what agreements are most necessary? What paperwork/agreements do you create if you want to keep the tenant? What are the key differences in these agreements depending on if you want to self manage the property or hire a different property management company? Thanks, BP!

@Chris Boselli Hi Chris - I am also an out-of-state investor who recently entered the Memphis market for buy and hold rentals. The idea of buying sight unseen felt risky for me too, but like you said David Greene’s book helped to calm a lot of those fears. What areas did you buy in? Did you decide to go with a PM (a key team member as David suggests :)) or self manage?

Hi - I am also interested in what neighborhoods to invest in in Columbus. Looking for B-C+ areas and B-C+ homes/units in the 60-100k range. Cash flow ($200+) is important but also a solid, rising area with good appreciation potential over the next five years. Would love to hear your thoughts on good areas fitting this criteria and about your own experience investing in Columbus.

You’re handling the haters quite well. I’m appalled by some of the replies here. Some of the negativity and skepticism I’m seeing from some commenters really speaks to their own insecurities in my opinion than anything related to your post.

Since when is it not okay to talk about and be proud of your own accomplishments? Especially in a post where you’re trying to encourage others and add value to the BP community.
