Nothing in particular about the agent at this point (aside from a couple of shady things I've read about concerning other parts of their business). It's really just the general idea of dual agency that concerns me, particularly as a newer out of state investor. I just worry about their ability to best represent and protect interests for both sides. That said, I want to be fair, which is why I also wanted to know if not using them would be considered unethical.

Hi BP - what's the downside to having an agent represent both me as the buyer and the seller? The agent sent me their listing, I offered on it, and eventually got my offer accepted. This is for a buy and hold rental. Am I now obligated to have the agent represent me? Would there be something unethical about seeking my own buyer's agent at this point? This agent has been sending me properties over the last couple of months (their listings, others' listings, and off market). I have not signed a buyer representation agreement at this point. Any advice would be greatly appreciated. Thanks.

I'm a Canadian who lives in Toronto. I own properties in AZ and TN. 

In AZ I use CR Property Services Inc. (https://www.crpropertyservices.com/). Ask for Jim Powers.

In TN I use CB Properties (https://cbpropertiesmemphis.com/). Ask for Alex Craig.
 

 Hi Jim - how is TN working out for you? What area(s) do you invest in there? Also interested to know what challenges you deal with managing US properties from Toronto, Canada?

It will depend on how much time you have on your hands and what asset class. If it is like a fairly new highrise condo its almost hands off as there are not many maintenance requirements. You just need a leasing agent to find you a tenant and have them send you email money transfer if in Canada or one of those many payment apps if in US. 

Almost everything else you need to manage the property manager and a vetted one. 

I know someone who owns a bunch of singles in Texas and live in Toronto and he manages them all himself because he has the time..

Hello Hai - What are some of the challenges with self managing a US property from Canada? I realize you said it was your friend who does this, but was curious to know if you have any insight here...

Hi Allan - what online services do you use for repairs? And how much does a Realtor charge to help place tenants into vacancies?

@Eric Michaels This is great, Eric! It’s good to know that appealing high taxes could be an option. Like the idea of simply asking a Realtor as well.
