Hey Jim, not sure if you're still in Charlotte, but I'm just getting into Real Estate Investing and am looking for a private and/or portfolio lender in CLT now as well. Did you try out any of the ones listed above? Any recommendations? Thanks!

I've been contemplating if I should pause heavily paying down my student loans to save up for a down payment on a property to invest? My hopes are to speed up the process of paying down my debt...but I haven't found anything higher than an 8% cash on cash ROI with $460 monthly cashflow. With those numbers, I won't be speeding up my process any, I'll actually be pushing my timeline back two months. Any advice? What are the bottom-line ROI % / mo. cash flow amount that you invest in?
 

Hey Ivan! I have grown up in CLT and also love this town too. For the last couple of months, I have researching and trying to become REI literate and educated enough to invest in my first property. I've had a goal for the past 8 months to pay off all of my student loans, and I'm about a quarter of the way done, so I may continue to do that while becoming as educated as I can before I make the first move. I'd love to hear how your first 3 rental properties went with you and your wife. I've been trying to find a meet up group around CLT, but haven't had any luck. Do you know of any?

I'm conflicted on this as well! I have been listening to Dave Ramsey for the past 8 months daily and was just introduced to Robert K. (I know, I am late to the game on both). I want to start investing in real estate, but because I've had DR pounded in my head for so many months now, I am having hard time seeing how the numbers work..:/

Hi everyone!

I've only just began my REI journey, so please don't judge this question, but PLEASE help me to understand how the numbers work to invest in real estate unless you pay for the properties in cash. Say for example you want to purchase a $100,000 property, you only put $20,000 down, and you get a loan for $80,000. Most of all the monthly rent will go to the loan and all the other expenses that comes with owning and managing a real estate property and then your left with only a couple hundred dollars...how does that make it worth it to invest?? Unless you have multiple properties, right? What am I missing here??
