Lynn, where exactly is this fourplex. The area that your describing is on the rougher side. I’m an investor in Baton Rouge as well!  I’ve house hack three times here in BR.  Maybe we can go over some of the things that I’ve looked at when buying. You definitely don’t wanna be somewhere unsafe your first go around and there are some very bad areas of BR.

I backed out of a property I had bought at auction.com. The area is very poor and not much going on. I can’t imagine that it would be worth the time.

@Dennis Wayne I believe he meant a positive $240. 

@Bryant Clark it's tough man. It seems as if it wouldn't be worth it to me especially starting out. That area would be just too rough for me. I know you are in Austin, have you considered Airbnb? Competition may be strong out there but it seems like Austin just continues to have a huge draw that you'd probably get a way better ROI and rental experience. If I was in Austin that is what I would pursue.

Thanks everyone for the support.  I decided to move on from the tenant.  She was super persistent but I resisted.  Could've been a great tenant, could have been a disaster.  Decided to stick to my criteria.
