Private Investor for Baton Rouge Buy and Hold
First time investors here. Buy and hold single family in Baton Rouge, LA. Property is under contract for $99,000. We would be putting 20-25% down and looking for $75,000. 3bd 3ba single family home built in 2017. We are currently working on a contract with Southern University to rent to the athletics department for $1500 a month. Turnkey, expect to have tenants in a month. The seller is looking for proof of funds, but we are having a hard time because we are first time investors and because of the low amount requested. Need advice please?
