@Tim Ryan I lived in a 25 unit a couple years ago before buying my home. The owner of the complex lived about 45 minutes away so she gave an older gentleman 50% off his rent to essentially be her “eyes and ears” of te property. He would notify her of maintenance issues, meet tenants if she was late, give tours and had a master key for people who locked themselves out. She did have a separate company for handyman work and plowing/lawn care etc.

Hope everyone is having a good start to the week. My wife and I are quickly approaching 2019 and our start to investing. We both have spent the last few months reading and listening to audio books and know that investing anywhere in NY isn’t practical for us. We are looking into the Chattanooga TN market as we loved our visit there. We were wondering if anyone has any experience with the property management company “Rock Point Realestate”. I’ve been trying to find the answer on google but not having much luck. Does Tennessee have school taxes that are paid every year? In upstate NY I have my property taxes and In some spots school taxes are $3,000-$5000 a year on a $100,000 home.

@ David Miller I’ve been hearing a lot of good things about Red Bank, but I’ve also noticed the more affordable places are slightly west or southwest if the city. I have found some coming for sale next to the CHI memorial hospital.

@david miller What areas are you thinking of? My wife and I visited Chattanooga and plan to move there once we get things situated here in upstate NY. Any thoughts of the good areas and the bad areas to avoid? Good luck!

Maksud H. On a side note, how do you like Worcester? I’ve been running numbers on multi-families and the returns look much better than here in NY. I live in Norwood a couple years back and really enjoyed that town, but I do remember hearing Worcester was a problem area.

Hope everyone is having a great start to 2018. Currently live in Saratoga Springs, NY and prices are just too high. Been running numbers on some properties in Rutland, VT and they are pretty great. I know Rutland has bad crime issues in the past and roughly 1,000 people leave the state a year. Was curious if there are only other landlords in Rutland having success??
