Post: Self Storage Deal (Is it good or bad?)

Hi team.

This deal was presented to me today.   https://charlotte.craigslist.org/reo/d/self-storag...

I am a new investor with NO property yet.  I hoped to start small but when I see things like Multi Family, Self Storage, and Owner Financing, I am drawn to it.

I actually haven't ran any numbers because there are so many unknowns.

Is there enough information from this ad to determine if I should CALL ASAP OR RUN AWAY?

If you have experience with deals like this, would you mind sharing your initial thoughts on this one?

FYI, The town of Polkton population is less than 400

Thanks @Josh Stack. I too have been keeping an eye on Cramerton and Belmont. My research suggests the next 20 years might be really fun out there for REI. :) Best of luck with things.

I am new to the game but eager to get the first deal under my belt.

I have been analyzing properties for a few months now and consume every piece of new information that comes out here at BP.

As a current business owner , father, and husband, I am apprehensive on the first deal as I want to ensure I don't take too much risk in the beginning.

It is normal for me to hire a coach in other aspects of my life so this is no different.  I have achieved great success in other aspects of my life when taking this approach.

While I can pay a fee for services, i much prefer to work for it.  I learn much better with my hands on the situations.

I bring a hard work ethic to the table and willingness to hustle for anything you need to get done.

Great website by the way.  Yeah, you made a good point here but your website was worth the five minutes I took to creep on you.  :)  I am not in a financial place to hire a coach currently as I am just getting started.  However, I wanted to be on your radar and you on mine.  The message was compelling and a breath of fresh air.  I also don't like talking about myself and have 1 dog (out of 2) that I hate.

For now, I can buy you a coffee or a fine malt scotch for 1/2 hour of your time if you are in the Charlotte area.  If not, I will see you on the way to the top.

Hello, we've been looking for a BRRRR in Charlotte for quite some time. I run my numbers very conservatively, and haven't found much for 2 reasons - 1, the rent ratios are really tough in Charlotte. For example, many of the investment properties sell for 115-120k and then require more money to make them rent for a decent amount - and might rent for 900-1000. If it's in a profitable and upcoming area (let's say plaza area), typically it will be listed for under 100k and sell for WAY over that in a bidding war within a few days. And these are homes that need a complete overhaul most of the time. If you are a cash buyer and have an awesome contractor team then maybe it's worth exploring. Personally I think the profit margins just aren't there.

 Thanks for this insight, Kelly.

Welcome Jason and best of luck in NC.  I am also from here and just getting started in RE

Thanks for the post, @Stephen Spearman.  It is encouraging to read that as a new investor you already have a triplex.  We currently have zero properties under our belt. :)

Hi @Alina Trigub.  Thanks for the info.  FYI, i tried to visit bestcity.net but got a broken URL.

I did however find bestplaces.net and it is a wonderful resource.

Thanks for the answer to Jessica's question.  I too am a newbie.  I recently found a stellar deal until I researched it on some of the sites that you provided.  Appreciation is down -5% of the last 10 years in this area!!!!  No wonder it looked good on paper.  :)
