Actually, earlier today I was looking into it-- also as a way to save/make commissions. I know there are various hoops (financial and non-financial) to jump through-- licensing, continuing education, initially working under a brokerage, etc, but it's likely something I will pursue.

Thanks. Yeah, I've bought and held properties in Denver for the past 15 years, but I want to mix it up with fix and flips-- so I'm just now learning the ins and outs of it. I will certainly be tracking things a lot more closely with this new (to me) approach. The property in Wheat Ridge is for me and my family to live in for the next many years.

Thanks! And hi, Jon--my neighbor (we're actually closing on a property in Wheat Ridge in less than 2 weeks).

I did consider the long-term tracking as things move from listed to sold-- which I will do. Also, good point on seeing the pattern of rapid selling and price jumps.

I'm not sure I'm following the difference between what an agent can and can't get you access to. I don't mean physically getting into sold properties. Is that what you mean by not "getting into" those comps?

Hello,

Been reading a bit around here recently, but my first post.

I'm in the process of educating myself on flipping. I'm poking around places like Redfin, Zillow, etc to look at recently solds, but I'm not seeing how I'm able to view the condition of the places. There's typically 1 exterior photo up and no other resources. I would guess true agent-access would provide what I'm looking for, but is that the only option for getting a true sense of the condition of sold properties?
