Howdy. I'm trying to fill the gaps in few sub-contractor areas for the Denver, Colorado area. If you have some contact info you'd be happy to share, please post here or feel free to send me a PM. I would really, reeeeeaaally appreciate it. :-) Where I'm lacking:

  • carpenter
  • painter
  • landscaper
  • "handyman"
  • sheet rock installation/repair
  • flooring (non-hardwood... so laminate and carpet) installation
  • concrete work
  • foundation repair

 Then that ship has sailed.  You can't invest in today's market based on 7 year old information.  The property is NOT at a 11% cap today.  

 The ship has sailed, but the OP is on the ship--@ an 11% cap rate. He's not looking to buy it, he already owns it.

I'm just now trying to figure out some ins and outs of IFTTT. I have an SMS to Google Drive Sheet set up with a #tag, but I'm wondering why the #tag itself is ending up in the Sheet. Shouldn't it only be used as a trigger? Anyway to keep that from happening? 

I've looked for answers elsewhere, but I don't find a lot of useful chat about the details of IFTTT. I feel like I'm just missing it--where are the IFTTT forums? 

EDIT: Ok, I just figured it out. One of the ingredient options is "message no hash tag." Got it!

Thanks. Yeah, I had considered the door knocking approach--assuming they are local owners. What if they aren't? 

I suspect they'd be the same people with a big old "NO SOLICITORS" sign on their door too. :-)

Greetings and salutations, good people.

While getting some direct mail together here in Colorado, on a few occasions I've come across owners' mailing addresses that have a "no mail" designation in the public record. Obviously they've opted out of receiving unsolicited mail. I'm just wondering if you'd just consider this a dead lead or are there more creative (and well received) ways to get in touch with these folks?

Howdy! I'm working hard to better prepare myself for a business in real estate investing. There is just SO much valuable info out there (namely, here at BP) and I'm not sure if I'm being just as efficient as I can be. I find that before no time at all, I end up with numerous web browser tabs open--sometimes telling myself-- "oh, I need to come back to this and really dig into this info... but at the moment, I'm following other info down numerous rabbit holes." I'm not always successful at tracking the things I want to learn about. I'm also not sure I'm documenting the info I do learn about and organizing it in the best of ways. I am using Google Drive to at least try to keep on top of things, but I'm not convinced I'm doing the best I can do to make the continuing education aspect all it can be.

I'm wondering if others feel similar to me and what folks might suggest for practices and tools that you find keep you on track and retaining the info you want to internalize.
