I'm trying to determine how much it would sell for to an investor - it has a renter in place with a year remaining on the lease...

It's probably too late in your case, as I assume the tenant already knows that you're also the new landlord, but if not, your COMPANY should be in contact with them - YOU are just another renter . . .
