Hey Brent! Welcome. We've got a good group with ridiculous amounts of experience and talent.

I'm always open to a call, or email ([email protected]), or meet-up (coffee, beer).

My thinking is like Curt's: cash flow is king.  I have a very rudimentary Google Sheets format where I work to run 1 or 2 properties per day. I'm happy to pass it along.

It's pretty much like all the other ones you can find on the web, but I'm happy to share it if it might help.

Hey Gloria,

What I and many others have found huge benefit in is:

Listen to the podcasts. I, personally, have started at #1 and am going all the way through.

I also do all of the AskBP podcasts.

Lastly, consider buying the Book on Investing in Real Estate With No and Low Money Down. The resources that @Brandon Turner and @Joshua Dorkin mention on the podcasts are legit. When it comes to books and resources on Real Estate, you may have noticed that there is all sorts of hype out there. But, Bigger Pockets offers real and actionable resources from what I've seen.

Just from diving in to BP over the past 3 months, my RE knowledge has grown a lot. But now I need to take action.

My wife has been fairly skeptical of real estate for a while (because she is completely risk averse), but I just walked her through this particular flip and she saw the potential. So thank you.

I was like: "See this guy? He's a real guy. That I talked to on the phone. Who has a job. And is not a get-rich-quick guru."

Post: How would you handle this Driving for Dollars possibility?

Hey crew! While I don't yet have a real estate attorney or a team or anything, I have a decent lead that I don't know how to handle.

I've been pursuing a Driving for Dollars property (near my house) for a while and today - from talking to the neighbor - was able to 

  • 1) find out the full story
  • 2) get the name and ph# of the owner (it's a son who would be selling the house for his elderly/dying mother who is in a nursing home)
  • 3) give them my business card and say that I was potentially interested in buying the house
  • 4) Find out that no one is planning to move into the home and that they intend to sell it when the elderly mother passes away. The home is already receiving citations for poor yard maintenance, etc.

Question: How should I handle the conversation and potential transaction when I end up talking to the son? 

Is the contract and everything something I can rely on a real estate lawyer to help me with?

I'm afraid I don't know what I don't know.

If they were willing to sell, what are the steps I need to follow? And could I still potentially use financing (instead of cash)?

I apologize if these are "rookie-status" questions!
