Been here in Vegas for 15 years. The Summer isn't as bad as people make it out to be. Everywhere you go has AC. Far as your home purchase goals, you are in a good price point. Homes under $300k are doing well. They continue to appreciate because of the financing options and most families here can afford them. For your home purchase, try to do your best to buy a place in a good master plan community like Summerlin. When time comes to sell, It usually sells a lot easier than the other neighborhoods. Yes, it sucks having the extra fees associated with a Master Plan community, but it pays off later.

Take the money while you can. Those kind of properties don't sell as quickly as the lower end ones.

I have been getting more people asking about them. Many were turned off in the past because the units needed a lot of work or they were in challenged areas. Many of the sold units have been updated. I just noticed some brand new four plex units being built in North Las Vegas. The demand is growing. Those new units look really nice. Should be a lot easier to attract higher quality tenants.

Of you are doing engine dyno's and things, there are a lot of good commercial spots by Las Vegas Motor Speedway. If you want a commercial space that is more tolerant with the noise closer to the strip, you can go on the South End off Dean Martin

I'm here in Las Vegas and now work as a Realtor. I have 10 years in the Mortgage industry. The Lender I work with is Walter Purdy . He is here on BiggerPockets. If you are using a loan, it's always a good idea to have the Lender guide you on what property to look for based on the loan program you are going with. There are some units that the sellers are willing to finance if you put enough down.

When the rents fell. Here in Vegas we have certain areas where there are a lot of Investor owned properties.  It became so competitive to get renters, our property manager was asking us to drop the rent and offer incentives.  

The market was actually improving, but the rents declining.  Hasn't happened a lot recently.  We have been able to increase our rents slightly.  It was more common a year and half ago.

My dad has owned a lot of Rental properties over the years.  Once the rents declined in the area by 10% he would sell it off.
