Rent or Sell Las Vegas

Just want some unbiased feed back from everyone. I have a property I am moving out of in Las Vegas NV. 3100SF 4 bed 3 1/2 bath on 1/2 acre. 1/2 acre not typical rental in Las Vegas. Question is do I sell it and pocket somewhere around $150,000-$200,000 that I can invest in more typical rentals or rent it out for about $600 cash flow every month? Thoughts on renting out larger more custom homes?
