I would be careful, you may find problems when the city checks the house and if they do you will have to rip out the new addition or redo it.

Buyers want unlisted properties because they feel if it is listed they can go right around you and get the same deal or better why should you make money on the deal.

It's going to depend on your area, you will get leads in all areas and price ranges, you need to see where your buyers are wanting properties and start there. In wholesaling the key is to find the houses your buyers want. Older areas are usually better

It depends if you have a lockbox on the property or not. If you do then let them come when they can, if not then to save you time have them all meet at once.

Buy leads if they're in your area or see if they are online. There is no other way.

Better rollers but if you use cheap ones then you have to scrape them really good with a 5 in one tool or your hands until it all comes off before you use it you will be surprised at the amount of fuzzies that come off.

Doesn’t sound like you have a deal at all. You said he wants retail. I don’t know how you could wholesale this if he wants retail.
