Stay far away.  Years back I was quite naive in my early 20s in regards to investing in general. I got into a bad real estate deal with Nick and his partner for a property in Detroit.  I was just excited to get started in investing and it seemed like a good deal on paper but I didn't do my due diligence which was my mistake and I take full responsibility for that.  However, you need to be careful as people will do anything to make a buck sometimes and could care less about educating you in the slightest. For example, I wasn't informed once that buying in certain areas have really big risks such as horrible tenants, squatters moving in when people move out, stealing everything from your house including water heaters and any metal they can scrap for money.  I also believe that the turn-key solution they provided looking back was extremely inflated for the area I ended up in.  I would go as far as questioning his integrity and the fact that he is selling a $40,000 class or mentor-ship to you has to make you wonder?  If this person thinks there time is worth $10,000 per day/per student then why are they even bothering doing this class when they must be a billionaire if their time is worth that kind of money.  Chances are he makes his money off a joke education in which you can learn way more valuable information just researching on your own.  Someone charging that kind of money should have a world-class portfolio and be mentoring you 1-on-1. You'll often find that people that have reached the pinnacle of their profession are not out doing this kind of things and if they are it's not for some exorbitant amount of money. My advice from one person learning as much as they can to another is to educate yourself through reading, podcasts, forums, talking to other investors, hitting up local REI clubs, and any experience you can get.

Listen to podcasts and read as much as you can in my opinion.  Most guru and seminar type people are just not worth the money or time.  Sure a noob might learn a thing or two but now that you have found BP you have so much information at your fingertips you don't need someone to hand hold you on very basic stuff.  No one is going to teach you anything life changing at a 2 hour seminar.  Put in the work by educating yourself and save your money.  If you are going to spend any money buy some highly recommended books in the niche of real estate you are interested.  Even just getting a book like Investing for Dummies is a great start if you aren't sure what path you want to take.

Don't waste your time in my opinion.  Educate yourself by reading and listening to podcasts and you will learn way more.

@Scott Smith If you live in California and are going to have multiple rental properties out of state do you think setting up a Series LLC outside of California since California does not offer Series LLC's and then filing as a foreign LLC in California is a better option than opening multiple LLCs within California? If anyone else has some information on this matter would be greatly appreciated as well.
