What type of follow-up, if any, should i deploy with an agent that did not respond to my purchase offer yesterday?  It was a low offer compared to list price the first day the property was on the market, but I communicated back and forth with the agent yesterday before and after viewing the property. And then again after submitting my purchase offer. The offer expired today with no response from the listing agent. 

What should i do? Hold for a few days or weeks and see if the property sits on the market before re-engaging? Or proactively contact the listing agent and request feedback including a potential higher 2nd purchase offer that still meets my return requirements?

Hey Bryce - 

I live just outside Saratoga Springs. What are the details of the meeting every 3rd Monday of the month? I assume its the AIN meeting? I've thought about going but am yet to attend. How many people normally attend the meetings and what is the content?

How do I go about locating wholesalers to work with in my area? I have already looked for a local reia meeting but none exist in my market. I am having a hard time finding deals in my purchasing niche and might benefit from more off market leads. Let me know and thanks!

How can I locate good mailing lists for local property owners within my targeted area? I specifically would like to mail sale inquiries to owners of 2/3/4/+ unit properties in my search areas. Any quick help would be appreciated.  Thank you.

I am a real estate investor specializing in small multi-family properties in the Saratoga Springs NY area. In the 1 1/2 years I have purchased 3 properties in the area and am managing them myself. 

I would like to know if anyone has a good spreadsheet or calculation method for determining how many properties(or a total market value of properties)  and at what rate or return I would need to purchase over the next 10 years to achieve a defined income goal? I would use my existing properties and their performance as my baseline and then extrapolate out from there but its a bit confusing with equity pay down schedules and factoring in future purchases over time. 

Say for example I want to reach $250k annually in net income from my investment business and I am realizing 25% ROI including equity earned from paying down the mortgages. I am trying to figure out how many properties(or their total market value) I need to buy and with what frequency I need to buy them in order to achieve my income goal ten years from now.
