Is a single family home valuation altered or adjusted if its operated as an STR?
In my case, a home I am looking for is above market rate, and their justification is that is should be valued like a commercial property with past revenue and net accounted for.
Thoughts?

Anyone know of insurance that covers bed bug eradication and lost revenue? Would you recommend getting it?

We had a guest that report they were bitten by a bed bug, which they killed and didn't have its remains to confirm if it was or was not a bed bug.
In response we did a deep clean on the unit and couldn't find any bed bugs but found some possible bug casing and bug excrement. We cant conclude if these are bed bugs or just other bugs. We have called an exterminator to come out and do an inspection.
Our unit is booked up with one-day turn arounds for the next few weeks and I am not sure what to do next. For our guest arriving today, we contacted them and offered to put them up in a hotel.
But.... how should we handle our next few days of bookings (assuming that the exterminator does say we need treatment for bed bugs [if they say we are free and clear than obviously no action needed]). Any recommendations with communications (both with guests and the their respective booking platforms) and handling current upcoming bookings?

I am helping a friend set up their property. They want to be able to list their property on AirBnb, Google Vacation Rentals, and VRBO. The functionality needed is syncing calendar, managing requests, canned messages and review management.
I am currently using Hospitable for the my properties, and looked into this for my friend, but it is $48 a month. Is there a comparable service that has less monthly expense?

I own an old single family house built in 1890 in an area that the city zoning allows for duplexes and multi-family dwellings. The foundation is cobble and stone and in good condition given its age.
I was wondering if anyone had ever done a side-by-side addition to add another unit to an existing old single family? It doesn't seem that common, but I thought I would ask in case anyone had lots of experience in this area of blending the old with the new in pursuit of the best use of the land?
