@Wayne Brooks Hi Wayne, it is a 203K because we will be renovating the Kitchen and Bathroom, and then doing any other work the FHA will require.

Also, any advice for dealing with FHA, or things I should be aware of, to make sure the deal doesn't get screwed up would also be great. Thanks.

Hey I'm in the process of purchasing a property with an FHA loan and I'm looking for a local contractor that is familiar with FHA requirements. I am sure the FHA appraiser will have some issues they want taken care of and I want to have someone lined up to be able to put together a quote quickly, but also knows how to work with the FHA. Any recommendations would be appreciated. Thank you.

Haven't purchased anything yet, have a couple that I am targeting, but need some guidance to know the price point and viability of getting a renovation loan, in order to use this strategy, otherwise, I'll need to rework the numbers and the strategy. Thanks for the recommendation, I would love his contact info or at least who he works for and then I could probably find him.

Looking into house hacking a Multi-family in Pittsburgh, preferably a 3 or 4 Unit. Wondering if anyone has recommendations for local lenders with better rates or terms than large national banks, for Renovation loans. Looking for options in terms of low down payment conventional renovation loans as opposed to the FHA 203K, so I don't have to refinance out at the end of the Reno. Also, looking for some guidance in regards to requirements of each of the different loans. I was thinking a 5% down Homestyle Renovation loan maybe my best option, but now I am hearing it may not be available for Multi-family. Any guidance and recommendations would be greatly appreciated. Thank you in advance.
