I am trying to sell a Condo I bought at the top of the market and am slightly underwater on. For this reason, i want to sell it without a realtor. I posted it on Craigslist, and on Zillow. And i shared the link on my facebook, Any tips, marketing advise would be greatly appreciated. The condo is situated very close to a large university and it would be great for a student, or maybe a recent grad. Thanks so much for the help.

ok so i was wrong, the one at the home depot is the 3 year...then they go all the way to a lifetime warranty...for $16.00 for 4 feet...hahah really pricey..with how many linear feet i have id be into these for a few thousand bucks for my whole house...not sure this makes sense financially. but it is an awesome product.

i have used this product and it works great, easy to install (once you figure out the orientation) the manufacturer sells 3 different ones, this one is the lowest quality, and least expensive. (although it is very expensive compared to others at Home depot) They sell one that they warranty for 3 years..this one is warrantied for 1 year. I have had it up for about a year with no trouble, the leaves and debris stay on the top and the water drains into the gutter. I really like this product, but i have to agree with @Account Closed

@Account Closedthat no matter what you will have to do something to clean the debris out over the long term. Also, as Art said, get rid of the tree/bush/whatever it is that's doing it. I spent some money to cut down 2 trees and also trim one, this has helped a lot, but trees are really nice to have around..just not when they cause property damage. My hope is to do the rest of my house with something (i only did one part so far). The whole idea here is to get something that will make it so you have to clean the gutters far less and not spend too much money on the product, and hopefully it lasts many years. as it is right now, i have to get up there at least every couple of months. I live in my duplex right now, so its not a big deal...but when i move out and it is strictly a rental...i dont want to have to come once a month to clean the gutters...or pay someone to do it. Due to the expense i think i'm going to try this one.

I just listened to Podcast 119 and at the end the Graham Mink suggested a podcast on green building. I am very interested in this subject and i highly recommend to try to get Joseph Lstiburek from Building Science Corporation as the guest. This guy is awesome and has tons of videos on youtube about insulating and air sealing and building science in general. Thanks guys!

Engelo Rumora what areas of 43615 do you suggest and why? I am currently occupying a duplex off airport in 43615 and renting the other side. I want to dive deeper into real estate investing. Any advise is helpful, thanks

In my opinion, any moisture in a structure is something that should be fixed. I am also of the opinion that a crawl space should be a conditioned space, meaning no insulation in the floor and good insulation around the perimeter, preferably on the outside of the structure so that the structure will stay conditioned, and dry. I just bought a duplex which has crawl space vents AND also has ventilation from the hvac ducts.( meaning my conditioned air goes right outside!) It also has nasty fiberglass bats (nasty because they are wet) and a worn out vapor barrier. I am in the process of fixing this by replacing the vapor barrier with new plastic sheathing, replacing the fiberglass with foam boards, and air sealing the entire crawl including the exterior vents, and creating an air tight and insulated entrance door. I am also putting a sump in as well as an interior perimeter drain to deal with the water as well as buying dirt and correcting the poor grading, and fixing the gutters. Not being an expert I do worry that by making it so tight I might end up with mold problems, but I think the idea makes real good sense, make the crawl conditioned just like the living space, and there shouldn't be any moisture issues. This is a live in duplex for me so I will be able to monitor the situation closely. Also this will make the floor much more comfortable as it will be in the conditioned space. (I have no insulation in the floor joists). I will let you know how things end up.
