 Hi Jennifer,

What exactly do you mean by how to wholesale a probate property? What is it that you're having issues with? Is it who signs where? As far as the probate goes, you would want to only use the name of estate. For example, if the decedents name is John Smith, you would write the seller as The Estate of John Smith. The administrator or executor will then sign for the estate, not all the heirs or relatives. On a rare occasion there may be a fiduciary that will sign, but that doesn't happen often. Even if you make a mistake with the sellers name, go ahead and still try to get it accepted and you can fix the problem in escrow. I hope you understand what I was trying to say. I send my mailers to both, in and out of state administrators. However, I do prefer the out of state administrators and seem to have better success getting their listings. They need someone that's more than just a realtor. I act as their eyes and ears and let them know of any concerns I see, overseeing and work that needs to be done, etc. It has a lot to do with trust. On your mailers make sure you put some testimonials from past clients or colleague. Testimonials go a long way.

Hi Nita,

I am a probate realtor her in Los Angeles and I send out mailers, trying to earn their business. When I send out my mailers to the personal representative (administrator or executor) of the estate, I do mention the decedent. I say something like this: I'm so sorry for your loss. I know this is a difficult time for you. And just keep it at that, acknowledge that you know that a loved one has died, but don't elaborate on it. I think that makes it a little more personal without sounding like you're there, just to make some money. It has worked for me. I hope that helps. Brian

Hi Richard,

I put the name of the administrator on the envelope, hand written. This is the address where court documents will be mailed to, for the administrator. Your mailer will not be over looked and the mail carrier probably already knows that the owner of the property has died and will deliver mail to the address even with a different name than what they are used to seeing, i,e the administrator.

Hi Richard,

I'm a certified probate real estate specialist here in Los Angeles and I do a lot of probates. I've had the best success sending my literature to the address of the decedent, but make sure it isn't a hospital of care facility. You can google the address and look at the property to see if it is a house, or not. This is usually the address that is recorded with the probate and you'll have you best chance of someone seeing your mailer, there. If you have the address of the administrator or executor, that would be a good place to send the mailer to, too. I hope that helps. Brian
