Hey all! I'm an investor in Rochester and will be closing on a property in Buffalo, NY soon. This will be my first out of town property, located in the same city I grew up. I self manage all of my properties in Rochester but wont be able to do that as easily with this one. I would like to make some connections to have ready for this and future investments in Buffalo, NY. Does anyone have recommendations for property maintenance contractors, property managers, and general contractors in the downtown Buffalo area?!

I am a relatively new investor and so far one of the most difficult challenges I face is finding reputable and reliable contractors and trades to complete projects for me.

Does anyone have any advice on how they found some of their best contractors and where I can look to find good contractors in my area?

Hey Guys,

I've been hearing the term "over-leveraged" thrown around a lot in the forums. What is a healthy balance of leverage to have? At what point do you consider some one to be over leveraged? Can anyone provide an example of an overleveraged portfolio with some basic numbers?
