Hey guys, I know many of you are probably like me and dont like to leave money sitting in a bank account if where it doesnt do much.

I am wondering how others allocate their reserve funds. For example: in a bank account, stocks, mutual fund, etc. Or if you keep a combination in different places. For example a certain percent in a bank account for quick access in case of an emergency, and set amounts other places that can earn better return but might take a little longer to get out.

@Andrew Postell I'm quickly seeing that is not very effective. Do you have any advice for finding off market properties?

@Michael Beinetti I am currently searching sites like Zillow and Realtor.com and browsing the mls. I have found a few local groups that I started following online and meeting with when I can fit it in my schedule. I would like to be under 75k all said and done. This will be my first brrrr so I'd like to stay local to make it easier to manage while working full time. I am a mechanical engineer with overlapping experience in project management and construction.
