$100,000 in Tennessee will require you to look at west in Memphis and those counties surrounding Shelby County. Maybe you can find something in Jackson. Inventory in Tennessee is low at the moment. We are invested in Chattanooga and Knoxville and have started to look out of state due to low inventory. Feel free to DM me and I will be happy to give you more insight.

@Eamonn McElroy Is right. You have to capitalize and depreciate the expenses. It may behoove you to seek other opinions from professionals. I have no qualms about do so personally. Good Luck to you.

Probably not. Since it is listed on an auction site, you are speculating on the sale price. I think, but am not sure, you would have a Consumer Protection issue since the price it may sale for is very likely not the price you are quoting, thus leading the buyer to fall prey to a bait and switch.

Call a local attorney but off the cuff I would not attempt this.

Do you need to have a CPA or Tax Attorney near you for what you are seeking to do? I suggest you find the CPA or Tax attorney of your choice and go with them. It really doesn't matter where they are located, in my opinion.

Wes, I think this is an interesting question and can only give you my personal reading habits, others may and probably do differ.  I read books for real estate differently than I do other types of books, e.g., novels, tax books, etc. When I read real estate books, I tend to look at the table of contents first and flip through to those chapters for the content I am seeking. For example, if I were seeking to learn more about Multi Family properties, I would go straight to that chapter and read it first. So,  in short, I treat real estate books as a collection of resource materials that I would put back on my shelf for later reference. As for reading real estate books cover to cover, I don't tend to do that.  For example, if I were reading a book and there was a chapter on how to hold the real estate in an entity, trust or individually, I would likely skip that section since I do that for a living.
