Wow!! Sounds like you are off to a great start! Good for you. What I did not see in your summary was how you are structured and how  you are running your books. I see some good moves but I am worried about your tax picture. Are you being tax efficient in these moves?

It is really up to you how you want to hold the properties. An LLC is fine for all of the properties. A series LLC requires separate bank accounts, tax ids, and books for each property. It really depends on you and how you want to hold those.

Talk with your CPA or Lawyer and come up with a game plan that works for you and your goals. Best of Luck!

You are talking about a mortgage and promissory note, most likely with a personal guarantee. These documents would be executed at closing with your friend acting as your bank. Call your real estate attorney.

There are a few issues here: 1) you are being pressured by this being a "hot" property- Don't let that cloud your judgment or your business plan; 2) Without full disclosure in the form of property disclosures or an inspection, you really have no idea what this property has going on underneath the veil---- Get an inspection and pressure the selling agent to provide disclosures; 3) If you don';t put earnest money down with your contract or within a few days of your accepted offer (depending on the contract requirements) your offer is not accepted since there is no consideration. This means they can take another offer while you are waiting on disclosures. 

Be careful, don't get out over your skis because you want the property. Good luck!

There are several financial short term vehicles that would allow you to make small return and be able to get your money out quickly. Consider talking to your investment advisor.

I have looked and looked for someone to list our portfolio in Chattanooga, TN and we cannot find anyone with a National Marketing platform. How do most people find agents with a National Marketing strategy??

Any advice is helpful or just DM me.
