Hey Mike.  Did you ever go through with purchasing on the OBX?  I am looking at the OBX for some opportunities myself.  Would love to hear what you have done so far.  Similar story here, looking to purchase something with strong rental history.

Hello all again...We are getting closer to pulling the trigger in the OBX.  Have spent about a month doing some research and fact gathering.  I have seen many youtube videos about the washing out of Rt12 frequently.  Would I be safe to say the area down around Rodanthe is quite vulnerable to storm damage?  Seems there has been a few breaches down there and serious washouts of infrastructure over the years.  A lot of beach erosion?  I see they are doing beach nourishment in some areas, how is performing that decided?  Community will? Some measurement?  I assume they are paid through assessments.  Any idea on costs?

Sorry for all the questions but you guys and gals have been helpful so far.

Good Morning.  We had a chance to drive up and down the OBX a couple of days ago (Friday).  Spent most of the time going north up the island from Southern Shores to Duck.  Very nice!  Made our way to the lighthouse and turned around.  Then went south through Kitty Hawk, Kill Devil and Nags Head before hitting Rt68 and heading west back to wonderful and hot Texas.  Some observations I had: 1.  North of 158 seems to be the "higher rent" district and more built-up with tourist and resorts? Is that correct?  Southern end seems to be more open and older and maybe a little more "middle class" and more affordable?  What about Corova Beach?  It is the 4x4 beach with sand roads correct?  I see a lot of homes up there that have pretty good rental incomes.  I guess many of the rentals are to persons that own the right vehicle to navigate the sand roads or do the owners or rental companies supply transportation, or am I over analyzing the need for 4 wheeldrive? Also guessing that once most people get up there they stay there and bask in the beach and beauty.   Lauren I would be interested to hear your thoughts more.  What you have is what we may be looking for.  Maybe a place to live (maybe bayside)  and then a few rentals for income.

Thank you Tyler and Lauren. We are actually going to head down there and check it out. Was going to try to make it to Hateress but not sure we will get that far south on this trip. My thoughts now are to try and get established in the area with a place we could stay as well as rent out. So I'll update in a few days after our visit. Thanks again.

Hello All.  1st time posting here.  We are looking at the North Carolina outer banks for some possibe investing and partial living.  We are interested in maybe doing short term rentals during high season and then living there during the more down season. We currently live in Texas, so this would be a long distance management or with the right deal on two places or a place with a rentable guest quarters we can self manage.  Anyone have any experience in the outer banks?  Kind of interested in market, places to zero in on, places to avoid, any thoughts?  Anyone know about insurance from flood and hurricane?
