I was wondering if anyone has any experience or thoughts on Golf Course investing?  I know golf as a sport has declined over the past few years, but with the world changing maybe outdoor sports such as golf will see a renaissance.  I have seen a few golf courses for sale and they have peaked my interest enough to give it some thought as an investment vehicle.  Anyone have any thoughts or interest in golf course investing?

Hi All.  As the title suggests I am ready to jump in and get started diversifying my life and moving into real estate passive income.  Since I have always been reliant on someone else providing my health insurance, I am a little naive and uneducated about the topic.  So thought I would reach out to see what others do.  What should someone expect to pay for insurance for two people, no kids, mid 40's?  Can I look at what I pay currently and assume maybe a 10-20% inflation and that gets me in the right ballpark?  Anyone have any providers they are happy with.  tips on keeping premiums low.

I know this seems a little off topic, but I am sure I am not the only one where this is a major consideration before jumping into the real estate investing pool.  thanks in advance for your responses.

So what do people think of Delmarva peninsula? Looking at the Exmore and cape Charles areas. Anyone got any opinions on fix and flip and long/short term rentals? Is the area known as a get away from the dc metro area?

Many of us on here can see the benefits of generating passive income from real estate. One of the items keeping me from making the jump is insurance. What have many of you who have made the jump to a real estate income lifestyle do for health insurance? I am sure once one becomes successful the monthly cost can be covered by the cashflow. Just wondering what others did during that jumping off and going for it time and before one becomes financially independent..

Any secrets?

So I have been thinking of starting my rental investment portfolio with a short-term rental in the Outer Banks area. Have also looked in the Wilmington area as well. I have heard that management can eat away 20-25% of the rental income. Anyone using numbers like that in their models? Also, what do you carry for insurance? I have been looking at some properties that are directly on the ocean with the waves breaking under the home. Are those even insurable? I see from some of the MLS listings anywhere from 40-75k in gross rental income. How does one go wrong?.......

I have been looking at making some real estate investments (both primary residence and investment properties) in the Exmore, VA / Delmarva Penninsula area. I am from out of state and was wondering if anyone would have some opinions of the area (good or bad). Things to watch out for? Better areas? We would be making a trip out to investigate but wouldn't mind some initial bigger pockets user thoughts and knowledge.

I think I am staying out of the Ocean City area and looking further down south on the Peninusula closer to the Bay bridge.  Looking for long and short term rentals.  Coming from Texas there seems to be value here, just is there a market?

I have found a solution and I am using it.  Ubiquiti equipment (www.ubnt.com).  You can get a near enterprise network system for a relatively cheap price (maybe $350-400 in capital outlay) and then manage it in the cloud.

Looking to do the same thing in the area.  Do you have a business plan of fix and flips or long/short term rentals.  I  am in Texas and looking to relocate and pick up some income properties.  I have been looking in the the southern end of the Peninsula for some deals.  Properties seem to be on the market for some time in these areas.  Would love to hear any local knowledge on the area.
