My wife and I did our first (and so far only) flip as an accidental live-in flip. We had to pay taxes on the gains at ordinary income tax rates. It was quite a bill, so I'd second the suggestion of holding about 25% of the gains for taxes.

Welcome @Christopher Adams . I'm also somewhat new to BP. I haven't been to any local meetups yet, but I'm trying to get to one soon. I'm based in San Francisco, but I've been looking into the San Rafael/Novato area to do some rehabbing too. I used to live in Southern Novato before moving to SF, so I'm somewhat familiar with the area. Hopefully I see you out at a meetup soon.

@Jessica Sorensen  Hello to a fellow new BP member. I just found the site recently and I'm also considering where to start investing. I live in SF, so it's a bit expensive here, but I am looking at Sacramento as an option. Thanks for the tips on some of the better neighborhoods. I'll look into those for sure.

I'm sure anything is possible, but the thought of wholesaling outside my local area does seem a bit challenging without any wholesaling experience. I'll certainly be getting involved in some local REIA's. Thanks for the thoughts.

I'm new to BP and I'm working on getting started in RE investing. As it seems to for many new investors, wholesaling seems like a reasonably good option for a way to get started in investing and understanding a way for how to find deals. I live in the San Francisco area and based on the forum reading I've done so far, it doesn't seem like there is a huge opportunity for wholesaling locally. Is it realistic to consider wholesaling out of my area when I'm just getting started?

I have a feeling I already missed it, but has the SF convention already happened? I'm brand new to BP and I'd love to come to a convention to meet other SF/California investors. If I did miss it, I'll stay tuned for more conventions coming in the future.
