Thanks everyone for your responses. All of your advice/information is very helpful and positive. If the response ratio is much less in a market like the bay area, then it sounds like I'd have to send quite a bit of mail to get even 1 deal.

Unfortunately my budget is a bit limited to start. Is it worth it to send mail if I can only send up to 500 pieces each month?

Would you send mail in a 2-3 month cycle to 1/2 or 1/3 of the list at a time? From listening to some of the podcasts regarding direct mail, it sounds like a 4-6 week repeat is ideal for the first few months of a mailing.

I live in the San Francisco area and I'm new to investing. From listening to many of the podcasts, it really sounds like direct mail is one of the best strategies for finding good deals. Does direct mail work in a hot/competitive market like the bay area? Are there any tips for mailing in a hot market?

welcome @Courtney Godoy !! I'm also a Bay Area resident new to BP. There are lots of local meet ups around here so there are lots of chances to meet folks.

@Eric Giovannucci I'm new to BP also and haven't made it out to a meeting yet, but I'm planning to make it to the meeting hosted by J Martin in late February in SF. I also found one in Walnut Creek that meets the first week of each month since you're in the east bay.

@Wilhelm Nothnagel welcome to BP. I'm new to the site myself and I feel like I'm learning so much.

I think the living in a duplex/3-unit would be great, but in the City of SF, those properties cost quite a bit. It would be a good way to offset some cost, but unless you can find a great deal or have lots of cash to put down, it would be hard to find a property that covers the entire PITI and expenses. In some communities outside SF, this is a bit more possible.

I don't have any experience with sending to divorcees either, but it does seem like a good idea. Where do you get the list?
