It's hard enough to get a contractor to show, let alone stay on track from afar.

But if you're going for it, get everything in writing. And I mean everything! And get plenty of pics/videos as others have said. It's all about expectations with contractors and you've got to lay it all out up front.

For what it's worth I probably have to hire about five contractors for every one that actually shows up. And most people I talk to would say the same.

This will be my first time but yes, I am familiar with the neighborhoods (lucky). Thanks for the advice!

Money should drip in draws just like a normal construction loan. Also I’ll say do a small job w a contractor first before diving into anything extensive. I’d be happy to talk shop anytime.

I’m also hosting a bunch of out of state investors at my place in Newport next month. You should come down if you can fit it in your schedule! Check the bp events tab.

I noticed the meet up and really wish I could make it down there for it! I'll send you a message soon as I would love to pick your brain a bit.

I'd have the GC/PM upload the videos to YouTube and send you the link as you can view higher quality (and longer) videos there than having him send you short video clips via cellphone.

That's a great idea, Bob! Thanks!

Hi all! I'm getting closer and closer to getting my REI company off the ground and with that comes some more questions (already searched the forum and didn't come up with an answer). How does one monitor the rehab of a property from out of state? I'll be investing in Cleveland from Northern California.

I need help coming up with a name for my real estate investment company. So far, the names I have come up with are already taken and I'm getting writer's block. I am thinking of the following themes: Abundance, prosperity, improving quality of life/neighborhoods/properties, integrity. Ie: Abundant Life Properties, LLC. Any suggestions would be greatly appreciated!

I have some benefits left from my GI Bill that I’m wanting to put towards a masters in something that’ll strengthen my foundation. It might be good to find a degree program you think could be beneficial to your goals and pull up the curriculum list from different schools online. There, find a couple core classes and try to find similar ones locally available. It’ll help specialize the knowledge rather than taking Stats 101 or something more general like that.
Just a suggestion!

 Great suggestion!

Hi Thomas and thanks for posting. That's an interesting suggestion. So, and I'm assuming here, getting some education in those trades will allow me to better analyze a deal and spot issues with a building and possibly the contractors I will be using?

Thanks for the response, Caleb. Any particular business class or math class?

I'm looking to take some courses at the local community collage to really add to my real estate skill set. My main business plan focus is doing BRRRR on multi-family units then quickly moving up to larger and larger apartment complexes.

If you had your choice of any course (aside from getting a real estate license), what would you take?
