I like to follow DORUs Not GURUs. Adam Johnson and Brent Moreno talk the talk but they actually use the same tactics they teach in their everyday business.  I believe they were on BiggerPockets around the 200s eppisode.  Great guys, They helped me get 25 deals my first year.
