What type of rental? If you are looking for anything short-term there are plenty of resources out there. I would just search up @Buildyourhideaway on any social media platform.

Never rely on Airbnbs insurance. Many people have had bad terrible experiences in the past, and with the direction Airbnb is going I don't think its a great idea to rely on them. 

Very easy to do. We always go do onsite work for about a week or so setting them up and finalizing things with our team, but from there we don't have to visit. I live in CO and all my properties are in Appalachia, so it would take a day to get there if I wanted to. 

Use things like Hostaway, and turno for cleans or whatever system works best for you. 

I would consider it if the stays were a week or longer, but in my experience the difficulty of cleaning does not drastically go up after a few days, it is still the same work. I would pay them the same amount for anything shorter than a week.

Always account for taxes. 

I would ask a PM in the local area who pays the taxes, sometimes the OTA's charge it to the guests but some places require the host to pay it. If the guests pay it, you don't have to factor that into your calculations.

You can set up with the Post office to have all mail from the address routed to a different address, I.e. your house. 

And there are many other things you can do SEO wise, but it takes a bit more work.

I recently launched a fund for my vacation rentals deals. We have a pretty significant portfolio and are building more this year. 

We have used over a million dollars from investors in the past for individual deals, but ever since launching the fund it has become extremely hard to raise money compared to past deals, but we changed our terms to be more favorable to the LP’s. 

I’m wondering for anybody else out there who has or is trying to raise money, how many No’s should I expect before a yes? I’m still unsure if I am not talking with enough people or I need to change the structuring of the fund in some way. 

Having bought in HOA buildings, I will never do it again. There are lots of issues that can pop up that are out of your control with the HOA but affect your guests.

On a different level, STRs are seeing a flock towards uniqueness, and the commodity units are starting to struggle revenue wise. So I would be wary to buy a condo knowing this right now.
