What fields do you want the leads to fill out? (that they currently aren't). I do agree but I'm curious what you want to know about the leads.

What is everyones biggest struggle with the current mid-term listing sites (furnished finders, Airbnb etc.)? 

I have been renting out mid-term for a long time but I'm wondering if everyone has the same problems I do with the current options.

Hey all, just wanted to take a second to introduce myself. I’m Brett, and I’m currently living out in Denver but I am investing everywhere. Along with my 2 business partners I buy & build small micro-resorts and unique vacation rentals across the Appalachian region.

We love any and all things unique, especially when it comes to real estate investing. We have bought 2 micro-resorts and are looking at building 3 more vacation rentals before the year is over.

My business partners and I are also big into helping other hosts. We are always down to answer any questions, and we hop on multiple scheduled calls a week where we go over deals, and just talk real estate investing. Feel free to drop a comment if you are interested in hopping on a call!

The easiest, and only, way to guesstimate the property tax and things is to look at a property already built in the area that is similar to your idea and use those numbers.

1. We do have STr insurance and I suggest anybody get it even if you rely on Aircover, Aircover can be screw you over. 

2. We use Hostaway for our direct booking site, and it works very well for us. You should check it out. 

3. There aren't many challenges? We use QB for bookkeeping and accounting, and Relay Financial as our bank so we can automatically sort out a % for taxes and we pay those monthly/quarterly depending on what the township requires. But overall paying the taxes is very simple.

Yes you can quitclaim the property into an LLC, some title companies can even help you for free with this. I would suggest doing a trust if possible, as it provides more robust protections than a normal LLC would.

I know lenders who can get it done with 1 year of performance, although everybody is different about it. I would just find someone who can do 1 year. 

It is true it is harsher when on well, but in my experience with proper maintenance its not as bad as people say. I have also seen the barrel saunas do well from an occupancy perspective, but they haven't noticeably increased ADRs from my perspective. 

Sometimes you can, but the revenue has to be significant. If the numbers are correct in your example, there is no way it could work.

I would say for 99% of cases, a revenue valuation is not viable.
