OP prices are frothy in Rockkingham county but there are still decent values if you pay attention.  I think Manchester returns are below avg for the State.  I have never understood the infatuation with Manch.   

I love Derry for prices and Tennant pool but I have my eye on Pittsfield, Franklin and Keene.  The rent to price ratio is stronger than most towns.

Shane I have always been interested in Keene. Do you get good interest and a qualified applicant pool? For my properties in Derry I get about 25 emails in the first hour with about 25% of them being highly qualified tenants. I usually show to 2-3 of them and my units are inked up the same day. Is Keene that strong or do you have to work for the tenants?

Two properties in Derry and one in Hampstead.  I love Derry as an investment. I’ve been researching Belknap County for a long time as well, Belknap has strong cap rates.

My experience is that you will struggle to find agents in NH that can provide any insight into investing.  I would take anything they say with a massive grain of salt unless they are serious investors themselves.   

I have found that if you take 10% off Rentometer you have a pretty good ballpark and as others have said it takes about 4 minutes on Craigslist to get a very good feel for what market rents are in an area and you can adjust higher or lower for the property you are looking at.  Side by side duplexes rent at a premium of about 30% for comparable SF that is in a apartment building.  So if 1k sf 2 BR apartment is going for 1050 you should be looking at 1350 - 1400 for a duplex in the same town.  There aren’t many towns in NH so I recommend running your own numbers on Manch, Nashua, Goffstown, Plaistow, Derry, Dover, Milton, Concord and Rochester and you should have a stronger understanding of NH investor markets than 99% of agents.

Rent absolutely counts towards income in their DTI calculation. However most institutions I have spoken with over the years will use 70% or your monthly rental income as they deduct for vacancy and expenses. So for your DTI they will multiply your monthly rental income by 0.70 and use that number.

What company do you all use for handling the finances and payments and recoding the transactions/PITI/amortization?

Hey BP.  My question is where and how do you SET UP seller financing?  If you have a handshake and are aligned with a seller on the amortization, rate etc.... THEN WHAT??!!

What company do I go to to set up the lone and make it legal?  

How does it work?  Both the seller and I want to have everything managed correctly and fairly, if I default I should lose the property, I should be able to make auto payments like any other bank and the title should transfer to me when I pay it off. 

I should be able to refi CLEANLY just like any other bank.  

How do I do this?  What companies do I go to?  How do you execute getting the loan in place?

thanks Andrew.  I was thinking the same thing.  Multiple options also forces them to discuss their wants in more detail which will help me find a win win.
