My company moved us from W2 to 1099. I could have got creative and probably closed a deal. I wanted to see how things shook out and stick with a conventional loan for the next purchase. Since the last purchase, I bought a house to resell and carry the note. I just closed with the buyer on that and am looking forward to additional deals where I carry the note. I've also shifted my focus to off market deals for my buy and holds. The FW market is just too hot to be buying from the MLS

For those of you buying at Texas Tax sales, IS any thing issued after the RoR period concludes? Are you selling these properties during the redemption period? If so, are there any hiccups with title insurance as long as all the liens are cleared with the purchase? I've done some research recently, but havent been able to clarify much regarding "after the sale" Tax code leaves alot left to interpretation. I'm looking to go BRRR on my first tax resale property pretty soon.

I would do it, but not at this point in my life. If the properties were free and clear, I'd sell and carry the note. I'm just not there quite yet

Besides Due on Sale clause, are any of you worried about the title insurance policy being conveyed to your LLC?

Thanks for the feedback. I do have a few meetings setup next week with bankers and builders. I wanted to sit with them before I moved ahead.
