depends on the market also depends on the seller each deal is different.

Can't go wrong with the 70. its used in most if not all markets. don't think to much into it. No ARV is 100% correct long as your in the ball park. check out Wholesaling ink podcast also Sean Terry's Flip to freedom podcast both great free info.

I like the podcast. the course cost a lot. I would say take that money that you are willing to pay for the course and invest it in marketing. It's enough free information out here to do deals in then if you want to invest in the course do it.

drive for $ use an app called land glide or deal machine and it will tell you which owners don't live in the properties that you see.

low risk and usually 0 down to get in, which causes a lot of people to try to attempt to get in and not take it serious 

which causes the ones that actually do it to get a bad rep.
