Every real estate investor is probably already thinking about one specific thing: distressed assets.

After the last recession, investors who took risks came out on top - now many are trying to figure out if they should take the risk this time around.

The truth of the matter is that there was little system around distressed assets in the last downturn.

Now distress has become so sexy that there are systems in place that drain profitability from assets because they will go through many hands. 

The properties that will be the most lucrative will be the ugliest and most awful.

The one advantage we have today that we did not have before is better information across many platforms.

Charlotte's real estate inventory levels are at an all-time low right now, making it hard for potential home buyers to become homeowners.

While this isn't surprising since it has been like this in our area since 2016, what will create more balance between buyers and sellers?

I feel that a market correction is inevitable given the effects of COVID-19 on employment and the government mandated

moratoriums on foreclosures and evictions.

These are damming up a great deal of potential inventory. What are your predictions for investors in 2021?

We've now rounded the corner into the holiday season, which typically means a slow down in the housing market.

But with COVID-19 forcing the market to get creative with virtual options, I'm curious if we'll see the same trends.

Excitement and fear join at the beginning of any new venture. Investing in real estate is probably one of the highest anxiety-causing businesses one can undertake. 

The keys to success are in the preparation. Learning is so much easier today than it was 10 years ago, and there are amazing educational resources, financial resources and professional feedback resources that ease the stress of "pulling the trigger" on a real estate investment.

@Todd Pultz- So you may be smart enough to discern what is truth and fiction but that is sadly not the case across the board.  We probably see 2-3 new investors a month that have gotten themselves in the deep end of the pool and cannot swim because they saw this vision of things.  Yes, these shows have a place from a decorative and transformative concepts standpoint but not from an investment and strategy and factual standpoint.  It does damage you would be surprised how much.

Thanks for the feedback folks.  I threw this out there from the angle of damage that this does and as a cautionary tale.  As a contractor, I see this too often that a new investor gets this vision of the numbers and of the ease of a project and they move forward on a project that has no probability of success.  They base that vision on these shows and then they go max out 10 credit cards and sink what little savings they have into a loser.  Its really unfortunate and I don't think these producers or networks have any idea of the damage that this is doing to some people.  It is shameful really.

Anyone else get frustrated by those HGTV shows that make it look so easy to flip a home? Flipping a home is a business and like any other - it requires knowledge and planning to actually be successful.

I can't tell you how many novice real estate investors I've seen lose money because they've purchased a project without any real understanding of what they're about to take on.

Do you have your success team in place? How much time did you spend vetting the team you put together?

Let's face it: 2020 hasn't been good for many industries. 

I feel relieved and excited about the resiliency of the single family residential investment market. I did not believe this was going to happen but we're seeing some incredible value growth that doesn't look like it's going to slow down anytime soon.

If you haven't invested in the market yet, can I ask what's holding you back?
