IPS Realty is a top notch Section 8 experienced property management company located in Detroit and serving Detroit exclusively.

I am biased, as it is my company, but it really is the best property management for residential income  property in Detroit. 

Nothing bad to say about Castle, a young enthusiastic techy start up, but they are not full service. 

There are 101+ companies that you can go wrong with. Detroit is the wild wild west of property management.

Sounds like a good tenant for Detroit. as long as they pay every month and you can keep them for at least 2 years, you should be in good shape. Late payments and slow pays are not your concern in the city of Detroit. Rental turns and evictions kill you. Vacants are bad.

@Ken P. I have to respectfully disagree. While there is a large part of Detroit that requires a strong presence on the ground, and the Downtown and Midtown areas are not really suited for smaller investors by and large, a new, inexperienced investor can purchase a condo on the water, for example, at a risk exposure comparable to an investment property in the better suburbs.

DTE is "upgrading" to Smart Meters. I don't know if this applies here, but it is coming to your property, if not already there.

Everything you are doing so far is probably pass through, so no matter how you structure your holdings, they are considered part of you from an income / expense standpoint. I would suggest consulting with an investment real estate accountant.

I have generated my own lists from PRD taken from the MLS. With a postcard campaign, slick and professionally designed, I got less than 1% response. With odd sized hand stamped and addressed envelopes, I hit 21%.

Detroit is a great place to invest for income and upside potential. But make sure you have a good team in place.
