I am in the process of putting together a policy and procedures manual to document everything that is being done in my wholesaling business.  My purpose is two-fold: 1) to help me keep organized and have a reference manual that I can look back on, add to and tweak as needed 2) provide instructions for every task that I could possibly outsource/hire out down the road so that I can scale and grow my business.

Any stories, tips or advice you can provide would be greatly appreciated.  I am always trying to keep from reinventing the wheel which is why I love these forums so much.  If you feel so inclined, what would be awesome is if you could share what you currently use that I could modify.  However, I completely understand if you don't want to share any of your trade "secrets".  Thanks!

Thanks for all the feedback.  Everyone confirmed my suspicions about SEO, so thank you.  I was suspicious because I have already interviewed local freelancers in the area and a complete SEO/marketing strategy requires a decent monthly budget and much more detail as to the scope of work than what I saw on Fiverr.

Curious if anyone has used Fiverr for SEO?  If so, can you share your experience and recommend someone on Fiverr?

I just got a business card and logo done for $15...was pretty happy with that since now i have a vector formatted logo and business card i can use for any of my future marketing.

I am thinking about advertising at some of the local high schools.  Often the gymnasiums, football stadiums and sports programs have very affordable advertising space that local businesses often advertise in.

Was just curious if anyone has tried this and what your results have been.

Listening to Michael Quarles podcasts and reading the stickys at the top of this page has been the most helpful to me.  Research  your markets within 60 minutes of where you live and get the list of zip codes you are going to target.  Network and build a cash buyers list of investors/flippers.  Talk to them and determine exactly what type of properties they are looking for and their exact criteria.  I am in process of building my list, but from my experience already I don't feel like spamming 1000 investors/flippers on your email list with a property that doesnt fit their criteria is a good way to build solid relationships in this business.  Use listsource to determine how many investors and properties are available in your targeted zip codes before you purchase any lists at all.  That way you won't be paying for lists of zip codes that aren't worth targeting...you can do this for free in listsource.  I found a video on youtube where a guy explains how to use listsource to do it.

@Amanda McCoy  Why have you set your threshold at 60%?  I may be mistaken but listening to Michael Quarles podcasts, I thought he started at 40%.  I am sure there is no right or wrong answer, but as a new wholesaler I just like to understand and listen to all the different viewpoints and different ways of wholesaling.
