We have been in a nightmare of a fix and flip and now the market is preventing us from selling. Feel like my only options are bad options. Hoping someone can help me see another possibility. Is anyone willing to jump on a phone call?

I am an out of state investor and I am wanting to purchase long term rentals in Memphis, TN. I am looking to get some referrals for lending options.

Another question I have that is unrelated to lending…

Would anyone be willing to share their spreadsheets for investment properties? We have created an excel spreadsheet for tracking all of our rehab expenses, holding costs etc. but we learned that it is confusing and not very good.

Any advice would be greatly appreciated.

My partner and I are wanting to purchase fix and flips in the Memphis, TN area and are looking for recommendations for contractors. We are out of state investors that are working with a RE agent in TN. Any advice would be appreciated.

I have been looking in Indy area and Memphis area. I have heard good things about those markets. But I have not dug too deep. I'm looking into a STR opportunity in FL as well. I'm a mess 🤦🏼

I am new to the investing as well. Tried finding things in Hawaii but it’s too nuts so I have been looking out of state as well. Still learning. Need to pull the trigger though.

I have been reading, networking and learning for years but have yet to pull the trigger. I have been all over the map, trying to fix and flip, buy and hold, STR etc. and I have finally realized it's too much. I know that I need to narrow down what I want. I live in Hawaii and have determined that I want use the BRRRR method, out of state (not sure where) and I want at least a 4 plex. I would love to hear from people that have advice on areas that would be good for my goal and if there are recommendations for RE agents, wholesalers, property managers in that market, that I can reach out too. I need to take the plunge but don't want to make the wrong move. Any advice is appreciated.

I have recently opened a Home Equity Line of Credit and wanted to hear people's opinions on using a HELOC to purchase an investment property. Interest rate is low and if I can find a property that cash flows more than my minimum monthly payment, it makes sense to me but definitely would like to hear others opinions. Mahalo

Thanks @Chris Levarek and @David Pere for the welcome to BP. We love Hawaii and have a house out here so I would love to stay out here, we will just have to see what the future holds. I am Learning quickly that BP can be a great networking tool. I would love to meet your Hawaii network and pick their brain about this niche market. Thanks for the recommendation.

As I possibly near the end of my military career, I want to make my passion of real estate the next chapter in my life. I am looking to meet new people with the same interests and learn as much as I can. Looking forward to the next chapter.
