Requesting help/ guidance
I have been reading, networking and learning for years but have yet to pull the trigger. I have been all over the map, trying to fix and flip, buy and hold, STR etc. and I have finally realized it's too much. I know that I need to narrow down what I want. I live in Hawaii and have determined that I want use the BRRRR method, out of state (not sure where) and I want at least a 4 plex. I would love to hear from people that have advice on areas that would be good for my goal and if there are recommendations for RE agents, wholesalers, property managers in that market, that I can reach out too. I need to take the plunge but don't want to make the wrong move. Any advice is appreciated.

I live on Oahu and I bought a duplex in San Antonio a couple of months ago. It is my first investment property and it was super exciting and terrifying. I would suggest reading David Greene's book - 'Long Distance Real Estate Investing'
I agree with @Daniel Denning & @Andreis Bergeron dont get caught in analysis paralysis - I know, easier said than done. I just keep telling myself that this property is not going to be a homerun (even tho I wish it was). This property is to 'get the jitters out'. Of course you need to do your homework and buy a property that makes sense (money wise) but this is just the start and each deal after will get better and better.
Warning - you are going to get sick seeing these 'cheap' houses while paying $2000/mon rent for a 2 bdrm townhouse in Hawaii. Look on an empty stomach :)@Daniel Denning
