Hey everyone,

I recently went driving for dollars and found an ideal house to wholesale. I skipped traced the address and the owner lives in a different state. My question is how am I suppose to wholesale the deal if the owner lives out of state? And how am I supposed to get access to the property and what about closing? Thank you!

Hey everyone,

I've recently got into wholesaling and am currently driving for dollars and cold calling potential sellers. When I skiptrace their address, sometimes I get a warning that the person is either "DNC or Litigator". I was wondering if it still legal to call them since I'm not a telemarketer? Do you guys not call these numbers or do it anyways?

Hey everyone,

I'm new to wholesaling and confused about when the title company comes into play. Do I get a title company involved before signing the P&S Agreement with the seller or after? When I get the title company involved, what is their job besides holding the emd and making sure the property title is clean? I'm also guessing that when I find a buyer I bring the Assignment contract to the Title Company as well? Sorry if these are really basic questions, but I just don't want to get into any legal issues!

Hey everyone,

I've recently started researching about wholesaling and I love the idea of it. I'm just confused about a few parts of the process that I can't seem to find the answer to on the internet. So say I went driving for dollars and I found a house, contacted the owner, they are motivated to sell and we agree upon a price of $100,000. We then fill out the P&S Agreement, but then what? When does the third party come in to play? (title company or attorney) When I find a buyer to assign the contract to and my desirable profit is $10k, on the assignment contract do I put $10k fee or $110k? When I find a seller and we fill out the assignment contract, then what? Also, do I write a check for the earnest money usually? Or can I use a credit card or cash? Sorry if it's kind of confusing, but I feel like these questions are what is holding me back. I also have few other questions that could also help me.

1. Do attorneys have P&S Agreements and Assignment contracts?

2. If not, where can I find them? (In Tacoma, Washington)

Hello all,

My girlfriend and I are new investors and our end goal is to purchase an apartment building approximately 24 units. We know that that you can’t go to the top of the scale and finance an apartment building with no experience, so my question is what steps should we take to finance an apartment building. Our plan is to buy multi family houses (duplex and triplex) until we have enough experience and a good size portfolio to finance the apartment building. Is there any other steps we should take, thank you!

Quick question, when someone says that the marketing is bad/good, how do they know? Is there some magic ball that tells them? I'm a new investor and would like to know how to find out if the real estate market is booming or not. Thank you!

Aloha all,

My girlfriend and I have a set plan to move to Washington in three years and start our real estate investing journey. Save as much money as possible and educate ourselves. That part is not the problem, the problem is, once we move to Washington, we won't have jobs immediately making it very difficult to obtain an FHA loan for our first house (triplex). We will most likely have other underlying problems that we have not come across yet. Do you suggest renting a house for a few months first until we have set jobs to get the FHA loan or is there a better route? Also, what other problems could we come across or what should we also take into account when moving from Hawaii to Washington to begin our journey? Any suggestions would be appreciated, mahalo!
