I'm not losing business to ibuyers, my sellers are too smart to sell to them.

I receive offers for my listings from them all of the time, I and my clients laugh at their offers because they're so ridiculous! ;))

I'm not in competition with them, we're targeting completely different sellers.

My sellers are smart real estate investors who know a good money-saving deal when they see one and their sellers are naive uninformed homeowners who don't realize they're being ripped off!

You can play by the rules and still be a racket!

It's up to their clients to complain to the ADRE.

All you have to do is look at the actual fees they charge and the business model to see the difference in them vs traditional models and the vast difference in how much equity sellers give up between the two.

SMART savvy sellers avoid iBuyers. Period.

iBuyers are "Bait & Switch" when it's all said and done.  Sellers can end up paying up to 17% of the purchase price in "Fees" without realizing they were just tricked out of their equity!

iBuyers make their money on the Buy with the fees they charge and that's why they can sell under the price they show the home was purchased for in the tax records.

It's a racket. ;))

Savvy sellers will realize they're better off hiring traditional agents at 6%  or a Flat Fee Realtor, where the savings are even higher!

Give your agents zipcodes for getting to know markets... you want the whole area so you can start to notice patterns and where buyers/renters are buying/renting and what they're willing to pay!

Then once you get to know the market(s), niche down on your criteria and have your agent make the search adjustments for you.

WHATEVER YOU DO DON'T USE ZILLOW!!!!! NO!!!!! ;))

Zillow is the worst for accurate data, if anything use Redfin.com, they're an actual brokerage and have up-to-the-minute accurate MLS data! Zillow is the opposite! Homesnap and Rentometer are great!

Hmm, did Brandon suggest starting with one purchase to gain experience and develop a methodology that resonates with your personality?

That would be my suggestion... that way you can maximize your strengths and minimize your weaknesses!

You'll fall in love with some REI methods and find that you hate others.

I have a friend who paid partial cash on his dream home a couple of years ago in SoCal...$600,000 cash on $1m home.

He runs a 1-man wholesaling operation!

You can do it...I've seen it with my own eyes! ;))

It is NOT your Realtor's job to give you investment advice, in fact, he could get into a lot of trouble with his broker if you decide to complain or sue him for bad investment advice!

It is considered out of his purview as an agent to give investment advice.

It is YOUR job as an investor to do your own due diligence.  YOU need to know what you're doing.

And if the home inspector says the property is "a ticking time bomb", LISTEN!!! ;))

That advice is within the home inspectors purview and expertise! 

Yes, you should definitely hire an investor/agent, they'll speak your language and can empathize with you.

I run the investment numbers on properties before I suggest them to my clients so that I know whether they're a good deal or not or what is needed to make them a good deal in terms of negotiations...which IS within my purview as an agent.

But don't expect your agent to advise you on investment matters unless of course, they're also licensed, financial advisors! ;)
