If it were me and I was tired of landlording, I'd hire a local full service $3k flat fee agent to list it for sale.  

After maximizing my equity (thanks to my $3k agent) I'd take the $8,550 I saved in sales commissions and take my dream vacation with my family (finally!) and I'd take the rest of the equity and apply it towards my next acquisition closer to home! ;)

1. Find a niche and your target market and stick to it.

2. Be patient. It can take 6 months to a year to build a relationship with a potential client.

You're afraid to pull the trigger.  

You're "perfect" deal will be on the other side of your fear.  

Figure out what that fear is and overcome it if you want to "Play to win vs playing not to lose".

It's natural to be afraid.  Just don't let it sabotage your opportunities.

@Maegan Erb  I suggest using an investor/agent or investor-friendly agent when acquiring investments properties.

Traditional agents typically have no real estate investment experience or knowledge.

It's perfectly appropriate to switch to a new agent that serves your needs better. ;)
